Broker tips

  • Near the Rivière des Prairies, check whether the property is in a flood zone before making an offer. Québec’s new flood zone regulatory framework has been in effect since March 1, 2026: the rules for building, extending and rebuilding vary with the level of risk. As of summer 2026, the new maps for the Rivière des Prairies had not yet been published: ask the borough which map applies to the address.
  • Ask about the house’s history: was it flooded in 2017 or 2019, by the river, groundwater or basement infiltration? Read the seller’s declaration carefully and talk to your insurer before making an offer: coverage and premiums can vary by location.
  • If the house has already been flooded during heavy rain, the borough and Écohabitation offer free guidance to plan the work (limited spots, until 2027), and the City’s RénoPlex program can fund part of the work, such as a backwater valve.
