For condos, Centris does not publish a quarterly price due to too few transactions: the figures cover the last four quarters. For plexes, the number of sales (22 over four quarters) is too low for Centris to publish a median price.

Broker tips

  • Near the Rivière Châteauguay, check whether the property is in a flood zone: about 400 homes protected by dikes are shown in one on the CMM’s preliminary map. Talk to your insurer as well before making an offer.
  • Above $615,600, the 3% rate applies: for a house priced above the median, include this amount in your budget, payable in a single instalment.
  • If you work in Montréal, try the trip at rush hour: the Honoré-Mercier Bridge is often congested, and the exo bus to Angrignon is an option worth comparing.
