Sales: the slowdown continues

3,082 properties sold in the Montréal metropolitan area in September, compared with 3,486 a year earlier (-12%). The decline affected every category: 1,649 single-family homes (-9%), 1,081 condos (-14%) and 350 plexes (-16%). Sales volume reached $2.11 billion (-11%). On the supply side, there were 21,793 active listings (+20%), a level 18% above the 10-year average, and 7,494 new listings (+7%).

Prices by property type

Despite slower sales, median prices are holding firm. Single-family homes came in at $635,000 ($632,000 in September 2025), condos stayed at $430,000 and 2- to 5-unit plexes reached $861,000 ($840,000 a year earlier, +2.5%). Properties are, however, staying on the market longer, especially condos: 65 days on average, 17 days more than a year ago.

Area by area

On the Island of Montréal, sales fell 14% and the median single-family home price dropped 4%, to $779,000. Condos on the island take an average of 73 days to sell (54 days a year ago); downtown is already a buyer's market. Laval posted the largest drop in sales among the major areas (-17%). On the North Shore, sales fell 14% and active listings climbed 30%. On the South Shore, sales were down 7%, listings rose 32% and the median condo price fell 3%, to $405,500. Vaudreuil-Soulanges (+2%) and Saint-Jean-sur-Richelieu (+1%) were the only areas where sales increased.

Interest rates: holding at 2.25%

On September 2, 2026, the Bank of Canada held its key interest rate at 2.25%, unchanged since the cut of October 29, 2025. The next announcement is scheduled for October 28, 2026, along with the Monetary Policy Report. Mortgage rates offered by lenders also depend on other factors (bond yields, borrower profile): a pre-approval is still the best way to find out your actual rate.

What it means for you

Buyers: with more choice and longer selling times, you often have a little more time to visit, compare and negotiate, especially for condos on the Island of Montréal. In several suburban areas, however, single-family homes remain in demand: a mortgage pre-approval and a well-prepared offer are still important. Sellers: competition between properties is stronger than a year ago. An asking price in line with recent sales in your area and good presentation make a real difference. Every area and every property type moves at its own pace: a personalized comparative market analysis will give you an accurate picture of your situation.

Frequently asked questions

Are home prices falling in Greater Montréal?

Not across the board. In September 2026, the median price of a single-family home was $635,000 (+0.5% year over year), the condo median stayed at $430,000 and the plex median rose 2.5%, to $861,000. Some segments are declining, however, such as single-family homes on the Island of Montréal (-4%) and condos on the South Shore (-3%).

Is it a buyer's or a seller's market?

It depends on the area and the property type. Supply is 18% above its 10-year average for the region, and the condo market on the Island of Montréal is close to balanced, even favouring buyers downtown. In most suburbs, single-family homes still tend to favour sellers.

When is the Bank of Canada's next rate announcement?

October 28, 2026. The key interest rate is currently 2.25%, held at the September 2, 2026 announcement.
